This is been a frustrating season working with buyers.  I've had 5 buyers that I've been working with , all from out of town , that I've showed at least 15-25 homes over the last year , to find out they came in with telling me and bought from another broker.  All of the buyers I work with I ask to sign a buyer broker agreement or, at least shake on it , that if they decided to do something here, that they'll use me as their broker.  Any suggestions on how to handle this?

Winter vacation homes in Florida for Canadians have never been more affordable. The Canadian “loonie” continues to appreciate against a sluggish American dollar. Housing prices in Canada, specifically the greater Toronto area of Ontario have been on the increase for 5 years with little sign of slowing down anytime soon. Compared with the almost half-priced values in the Florida market, Canadians are taking a serious look, and indeed have already started buying property.

I have a long-term client that needs to place $5MM in cash in one or more Real Estate investment vehicles ASAP.  They are looking at opportunities up to $10MM, and may finance at or near 50% LTV if over $5MM.

They have interest in Single tenant NNN leased opportunities, apartment complex, agricultural leased land, and other commercial investment opportunities.  A combination or these would suffice.  Distressed or occupancy problems are OK.
