One of the main reasons the average person does not invest in real estate is their fear of negative cash flow - that they will need to pay more for the expenses than the rental income covers. Or even worse, that their property will have vacancies and there will be long periods of time when there is no rental income.
The first thing you can do to help your buyers overcome this fear is to look for deals where the rental income is guaranteed by the seller. This means that no matter what - even if the property is vacant - the buyer will receive a rental income check.
The second thing you can do is to help your buyer find properties in markets where rental rates are high enough to cover the monthly expenses.
The best way to get your buyer to make a purchase would be to find both of these features in the same deal - properties in markets where the rents cover the expenses AND where the buyer offers a guaranteed rent program.
